What are the office opening hours?

Opening hours 
We are opend on working days from Monday through Friday between 10:00 and 17:00.

Visits by appointment only 
We prefer to receive visits by appointment.


Parking 
You can park in front of the door. Please note this is paid parking.

At the start of your tenancy agreement, you have received your username and password by e-mail. This information can be used to log in to your personal tenant portal on www.hmsystems.nl. If you have lost your credentials, you can request us by e-mail to resend them.

Where can I find my rental contract, rental invoices and authorization?

Can I sublet my home?

Subletting is not allowed 
It is explicitly not allowed to sublet the rented accommodation without the landlord’s permission.

Can I register an extra person at my home address?

Permission of the landlord 
If you want to add someone to the tenancy agreement, permission must always be requested from the landlord first. In case the landlord agrees, the new tenant will be added to the tenancy agreement by Woonmanagement Maastricht.


Maximum number of people at one address 
Please note that the tenancy agreement specifies a maximum number of people for the rented housing. No more people may be registered at your address than this stated number.

What are municipal taxes and who must pay them?

Municipal taxes Maastricht 
The municipality of Maastricht sends an annual bill for the municipal taxes, for the user of a rental property these are the following taxes:
- Waste disposal levy user
- Sewage levy user 


Water authority tax 
In addition to the municipal taxes, you will receive an annual bill from the Limburg Water Authority (Waterschap Limburg) for the water board tax, which are the following taxes:
- Water system levy
- Water treatment levy 


Does my total rental price include municipal taxes? 
In your tenancy agreement you can find in the rental price structure whether the municipal tax is included in the rent. If the municipal tax is included in the rent, you need to send the received bill to Woonmanagement Maastricht so that the landlord can pay it as soon as possible to the municipality of Maastricht. 


The municipal taxes are NOT included in my rent, what should I do? 
If the municipal and water authority taxes are not included in your rent, you must pay the bills to the municipality. Make sure you pay them on time to avoid extra costs.
 

I have received a bill from the municipality, what should I do with it?

Check if municipal taxes are included or excluded from your rent 
In your tenancy agreement, you can read in the rent structure whether the municipal tax is included in the rent. If the municipal tax is included in the rent, you must send the received bill to Woonmanagement Maastricht so that the landlord can quickly pay it to the municipality of Maastricht. 


What should I do if the municipal taxes are NOT included in my rent? 
If the municipal taxes are not included in your rent, you need to pay the bills to the municipality. Make sure you pay them in time to avoid extra costs.

I received mail meant for the landlord, what should I do with it?

Bring mail for the landlord to Woonmanagement Maastricht
If you received mail meant for the landlord, you can drop this mail off at Woonmanagement Maastricht. We will make sure the mail will be sent to the landlord. 


Do not leave mail lying around 
Do not leave mail meant for the owner lying around. It may contain important bills that have to be paid within a certain timeframe.
